Front sea apartment in the center of Follonica ( Tuscany )
Sleeping to the rhythm of the waves and a unique panorama of the sea are just two of the advantages of this 90sq.m. apartment.
It is located in an exclusive area of the center of Follonica, in the center of the most beautiful gulf in Tuscany, in front of the Elba’s island, in a small and quiet condominium of residents/non-tourists (of which facades and terraces just redone last spring, the roof a few years ago), on the third floor of 5 with a lift and disabled ramp at the entrance.
It has a direct sea view from all the windows on both sides (it is exposed south and west!! -> sun from 7.30/8 in the morning until sunset, which can be seen setting over the sea almost all year round) with two balconies, one accessible from the kitchen and one from both bedrooms.
It currently comprises two large bedrooms, a spacious living room with kitchen, bathroom and a nice, spacious storage room, a large entrance hall, plus a cellar of approximately 3 metres, suitable for 3-4 bicycles, with a generous west-facing window, which faces the sea breeze, making it perfect for use as a cellar as well!
Both rooms are very large (one measures approximately 450×525 cm and the other approximately 415×365 cm), one of which has a wall redone, leaving the marine stone and terracotta exposed. A rarity for Follonica! In fact, it is both very beautiful aesthetically and a functional peculiarity for thermal insulation: the perimeter structure of the building is made of double (!) stone walls with an empty cavity in between (excellent both for humidity, which we in fact do not have, and for thermal insulation). If desired, the stonework on the internal perimeter walls of all the rooms could be exposed again!! And I think that would be truly beautiful!
The interior was almost completely renovated a few years ago: the systems (electricity, water, and gas) and the walls in one of the bedrooms, bathroom, and kitchen were redone. Although not necessary, because the house is already perfect as it is, both for a family and for renting to tourists, if desired—and it isn’t necessary—all that’s missing is an entrance hall and a bedroom.
(Did I mention that no work is needed and that it’s already perfect as it is?!? 🧐)
However, two beautiful projects have already been developed by the architect that we will leave to the new owners should they wish to make the modifications that we have left pending: one for a second bathroom in the largest bedroom and an open space between the current kitchen and the entrance, modifying the entrance (see attachment); and another by making a huge open space between the two bedrooms by moving the kitchen (for which the electricity, gas and water connections have already been set up inside the bathroom radiator ) and a bedroom with a second private bathroom into the current kitchen (which now measures approximately 425×520), also wanting to make use of the space in the current closet for a built-in wardrobe (leaving the rest of this only as a laundry room and pantry).
The exterior windows are made of aluminum with insulating and soundproof double glazing.
We also designed and quoted plans ( but then not done ) to close off the terraces with sliding glass doors, which I recommend because they would further enhance the home’s value and, on windy days, they would serve as two very comfortable dining/living rooms overlooking the sea.
Among the house’s exclusive benefits, in addition to the proximity and sea views from every window, is its central location, just 70 meters from the seafront promenade and right in front of the public beach: you can sleep to the sound of the waves!
It’s therefore close to all shops and services, including schools and daycare centers. The central pine forest park with children’s playgrounds, a roller skating rink, a tennis court, and a mini-golf course is just 150 meters from the house. It’s less than a 10-minute walk from the train station, and several local and regional bus stops are within 100 meters.
There’s ample parking right under the house.
It’s perfect for both a family and a summer rental.
For us, it’s been our primary residence for 25 years. However, for those interested in turning it into a profitable business or making some money while they’re not using it, the previous owners of the floor below us (without even the same sea view as here) rented it for up to €1,000 a week during the tourist season from March to the end of October!
We can sell it either as is, leaving the furniture, which is in excellent condition because it’s of excellent quality, or completely removing it. We can also offer a “turnkey” option, meaning we can design new furnishings based on your tastes and needs, with or without parquet flooring.
We just removed the parquet, but we can put it back, either the honey-colored one that was there or any other. In the photos there is a virtual test for another color made by the virtual room of swingfloor .it: you can upload the photos and do tests with the parquet you like best.
