Entire building divided into four apartments and 15 km from Imperia
The property is located in Chiusanico, specifically in the Borgata Castello, a small cluster of houses at the top of the village that still retains the medieval features of its origins. Interesting fact: according to some historians and archive documents, the famous navigator’s family originated in this area of the Impero Valley before moving to Genoa.
The location is perched on a hill at an altitude of approximately 380 meters and is only 16 kilometers from Imperia.
This property is ideal for enjoying the quiet of the area while also allowing access to city amenities and the beaches within a few minutes’ drive.
It is a small, detached from foundation to roof building, spread over three levels and divided into four small, independent apartments.
The property was designed and is suitable for use as a small hotel, B&B, or guesthouse, but it could also be a vacation home for a large family or friends wishing to share a home.
The basement of the house has a separate entrance leading to its own outdoor area measuring about 60 square meteres, half of which is used as a garden and the other half as a courtyard, with direct access to the apartment on the first floor. The kitchen is located in the entrance hall, which is adjacent to a small living room with a vaulted ceiling and stone walls. Finally, there is a bedroom with a double bed and a bathroom with a shower and washing machine.
The units on the upper floors are separated by the building’s stairwell, which is accessed from the internal road of the village.
The ground-floor apartment has a small entrance hallway separating the rooms. The kitchen is eat-in. The bedroom is furnished with a double bed and a single bed. Both rooms have French windows that lead to the balcony with a panoramic view, which extends the entire width of the apartment. The bathroom is windowless and has a forced ventilation system and a shower.
The first and last floors of the building consist of two additional two-room apartments.
One apartment has two windows overlooking the village alley and is divided into an eat-in kitchen, a furnished bedroom with a double bed, and a bathroom with a window and shower.
The other apartment has an entrance into the eat-in kitchen and an adjacent bedroom, furnished with a double bed and a single bed. Both rooms have French windows leading to the private balcony, which spans the entire width of the façade.
The balconies offer unobstructed views, from the distant Alpine peaks to the olive groves and villages of the valley and surrounding hills. The bedrooms each have a bathroom with a window and shower.
Heat pumps for heating and cooling have been installed in each apartment in the building, but they require servicing.
The house was renovated both internally and externally in 2007, and the electrical and gas systems are certified.
However, the house has been uninhabited for about five years and therefore requires small routine maintenance interventions.
